Builders' Bargains Update
Although some builders have been affected by the slower Tucson market, others are successfully continuing to sell new construction homes in their newest subdivisions.
Take Lennar, for example, with their San Lucas development located at the Marana Exit of I-10 on the East side of the interstate.Well positioned near state land, the view of the Tortilita Mountains is unmarred. A large new shopping plaza is underconstruction less than four miles away via the interstate. Marana schools are near by. San Lucas now has just one two story home left to sell, the Orbea plan with 2087 sq feet.
Another of Lennar's subdivisions is Empire Vista. They are currently offerrin an interest rate of 5.5% if their lender is used and it closes mid April. They have four homes ready to close with discounted prices of $50,000 on two, $57,000 on one and the third with $32,000. The price after the discount on these four bedroom homes ranging is square footage from 2151 to 2407 is $223,000 to $251,000 for the largest.
Pulte has a special on homes in Marana and Oro Valley. This week (March 22) they announced a special on a 2,288 square foot home in Marana, discounted from $398,680 to only $333,680 plus an additional $9000 towards closing costs if you use their lender, Three properties are listed at similar discounts in Oro Valley, a 2100 sq ft originally $347,719 now $287,719, a 3039 sq ft house that was $406,826 is now $366,826 and a 1,789 sq ft home listed at $331,265 is now $266,265. These three have money towards closing costs as well, ranging from $7000 t0 $8500.
Another private builder in Marana is offering new homes at Wrens Creek Ranch off Moore Road in Marana. These tend to be smaller homes with smaller price tags but on one acre horse property lots. The current pricing is $175,900 to $187,900 for 1270 sq ft house with a two car garage. Several floor plans are available, some homes are completed ready for purchase with additional incentives available.
